BURLESON'S environmental staff provides its clients
with a comprehensive range of consulting services and capabilities
related to real estate services. We have helped companies locate
to California by assessing their needs and comparing potential
siting options. We examine the pros and cons of each location
and review potential show stoppers such as the local sewage treatment plant operating at full capacity.
Real Estate Appraisals
Burleson provides both commercial and residential real estate appraisal services. We assist with planning and siting of facilities, utilities, and new developments. We offer Federal Emergency Management Agency (FEMA) flood determination certificates, and are experts in land use planning, environmental impact analysis, utility and transportation planning, regulatory compliance, permitting, public involvement, and related areas.
Land Use Planning
We have assisted developers, cities and counties in defining
short- and long-term plans and strategies for projects that involve
housing and commercial developments, industrial parks, recreational and sports facilities, and schools. A key element of this expertise is our experience in supporting government agencies and developers in planning the redevelopment of property in a manner that is best suited to community needs, location, infrastructure, and the economic situation. We have provided this expertise for closing military bases that convert to city or county ownership.
Phase I and II Environmental
Assessments
Burleson's staff is experienced in conducting Phase I and
II due diligence audits and environmental site assessments for
properties ranging from small gas stations with one underground
storage tank to large industrial complexes. Included in this
experience is our capability to perform title searches, responsible
party searches, and related research into past land uses and
ownership.
We have completed over 500 Phase I and II site assessments and sampling investigations nationwide under contracts with government agencies, municipalities, lending institutions, law firms, insurance companies, real estate developers, and private investors. Our experience goes beyond performing simple and quick property assessments following American Standard Test Method (ASTM) procedures. We provide consultation services that include determining the market value and the cost for remediation of industrial properties. Burleson understands the needs of property owners and developers.
Burleson staff has performed appraisals, site investigations, and recommended technologies to clean up contaminated properties. We have used land use controls to accelerate property transfers. We have also expedited cleanup by using presumptive remedies, monitored natural attenuation, and integration of remedial and removal actions.
